You need a letter of pre-approval from your Lender:
You must show us a letter of mortgage pre-approval proving you can obtain a
loan for the cost of the house you are interested in buying or building. We will
check with your Lender to verify you are pre-qualified for enough mortgage
value before we will accept your bid on any house being offered for sale.

How we will work together:
Bring us pictures and info of your favored house design. We will discuss
options you want. Bri Pro will get you an estimated total project cost, which
includes an estimated cost of your land purchase. If our price quote is within
the range you find acceptable, we can start the actual building process together.
Before we finalize the contract to build, we will need to investigate the design
in more detail. Team members will be brought in to develop the project.
Bri Pro will require a small, non-refundable retainer fee to start the next steps
in the process.
An Architect will be hired to do a preliminary design that meets local building
codes. Architect fees will be paid by the Client.
A buildable piece of land will need to be found by the Client.
Before any land is purchased or considered to be buildable, an Engineer /
Surveyor will be hired to advise us on local code requirements, and to verify
our preliminary house design will fit on the desired location. Engineer fees will
be paid by the Client.
If the land is found acceptable, Bri Pro will engage Site Construction
professionals to obtain an estimated cost to develop this specific land. Site
estimating fees will be paid by Bri Pro.
With these added details, a final contract to build the house can be written.
The Client will begin the process of obtaining a New Construction Loan and
Mortgage for enough money to build the house and purchase the desired land.
FOR CLIENTS WHO WANT TO BUILD A NEW HOUSE
The Final Contract to Build your house:
How we begin the building process:
The Client and Bri Pro will sign a contact to build your house. The final
construction cost of the house will be agreed to in the contract. The land will
be supplied by the Client and purchased separately.
The house will be built to finalized Architect's drawings. All final details as to
what will be included in the house will be in this contract. All specific details
will be listed in the contract, such as tile floors, bathroom fixtures, kitchen
These details will need to be decided before the contract is signed.
Any substantial changes to the design, during the construction phase, the Client
will need to pay in full before it is implemented. For example, upgrading the
kitchen counters from Corian to Quartz. The house will be built as per contract,
if the changes are not paid for in advance. Bank Construction Loans do not add
money for changes or upgrades along the way.
Time to construct the new home will be an estimate. Weather and material
availability will always impact scheduling.
